The traditional baches at Ocean Beach are built on Māori land and have leasehold titles. Some are occupied by people with hapū connections to the area, while others are holiday homes. A large-scale residential development was proposed for the settlement in the 2000s, which caused a lot of local controversy. The proposal was shelved in 2008.
